West Seattle Terrace renovation

Two terraces rise up from the back of this cape cod style home in West Seattle. The upper terrace holds a huge three-foot diameter madrone tree, one of the largest in the neighborhood, while the perimeter is surrounded by overgrown english laurel shrubs. An existing low deck and patio characterize the lower level, the central terrace holds lawn. This design resets the existing patio and upgrades it with a Hanso pergola, providing a place to gather around a fire or relax in the shade. The patio is aligned with the deck via a new pathway. Drought tolerant pollinator planting mixed with ornamental grasses flanks the pathway and fills the two slopes between terraces. The upper terrace is layered with a thick application of arborist chips, to protect the existing tree and improve tree health. A row of pacific wax myrtle provide screening along the back property line, while a mix of shrubs provide seasonal interest along the north and south property lines. The design is broken up into 25k phases, and much of the planting will be installed by the owner to reduce overall costs.
